Garage Floor Coatings Overview

A bare concrete garage slab absorbs oil, road salt and brake fluid, dusts constantly, and stains permanently the first time something leaks. A properly installed flake floor seals the slab, wipes clean and holds its color for years rather than months.

We install a full broadcast flake system: a penetrating base coat, decorative vinyl flake broadcast to refusal, then a clear polyaspartic top coat. It is the same build we use on commercial floors, sized for a residential garage. The build itself, and the flake color range, are set out on our garage floor coatings page.

Why a Coated Garage Floor Lasts

Most of the garage floors we are called out to replace are not worn out. They failed because the slab was never prepared properly, or because a big-box epoxy kit was rolled straight onto sealed concrete. The system matters, but the preparation matters more.

Diamond ground, not acid etched

We mechanically grind the slab to open the concrete profile. Acid etching, which most DIY kits rely on, does not give a coating enough to key into and is the single most common reason garage floors peel.

Hot-tire pickup resistant

Polyaspartic top coats do not soften under warm tires, so the floor will not lift when you pull a car in on a hot Fairfield afternoon.

UV stable finish

Standard epoxy ambers noticeably when sunlight reaches it through an open garage door. Our polyaspartic top coat holds its color.

Installed in one day

Grinding, base coat, flake broadcast and top coat are completed in a single visit. You walk on it the next day and park on it in about 48 hours.

Full flake color range

Flake blends are chosen from our color chart, from subtle grays through to heavier decorative blends, and the one you choose is named on the quote.

Sealed against spills

Oil, antifreeze, brake fluid and road salt sit on the surface instead of soaking into the concrete, and wipe off with a cloth.

How Your Garage Install Runs

  • Site visit and measure. We measure the garage, check the slab for cracks, pitting and previous coatings, and go through the flake blends with you. The blend and the system both go into the quote.
  • Diamond grinding. The full slab is ground back with dust-extracted equipment. Cracks, pits and spalled patches are repaired and leveled before any coating goes on.
  • Base coat and flake. The base coat is applied and vinyl flake is broadcast into it to refusal, giving a fully covered, even surface rather than a patchy scatter.
  • Scrape and top coat. Once cured, excess flake is scraped back and the clear polyaspartic top coat is applied, which is what gives the floor its gloss and its chemical resistance.
  • Handover. We confirm cure times, hand over cleaning guidance and issue your written warranty.

Frequently Asked Questions

  • How long does a garage floor take to install?
Almost all single and double garages are completed in one day. You can walk on the floor after about 24 hours and park a vehicle on it after roughly 48.
  • Will it peel like my last epoxy floor?
Peeling is nearly always a preparation failure rather than a product failure. We diamond grind every slab back to bare, open concrete rather than acid etching, which is what gives the coating something to bond to.
  • Can you coat a garage floor that is already cracked or stained?
Yes. Cracks and spalled areas are routed out, filled and leveled during preparation. Oil-stained concrete is degreased and ground back before coating.
  • Is polyaspartic worth it over standard epoxy?
For a garage, generally yes. It cures faster, resists hot-tire pickup, and does not yellow in sunlight the way epoxy does. We will quote either and explain the difference honestly.
  • How do I clean it?
Sweep or dust mop it, and wash it with warm water and a mild detergent. No special products, no waxing, no resealing.
