Almost every commercial floor we are asked to replace is still sound across most of its area. These are the places it gives out first, and what the specification does about each one.

The first thirty feet

Everything abrasive that reaches your floor walks in on the soles of shoes, and nearly all of it is off them within thirty feet of the door. That strip does more work than the rest of the building put together, so it gets the heaviest build and the hardest top coat rather than the same specification as a back corridor.

Grit is what wears a floor

Weight is not what dulls a commercial floor. Fine grit is, dragged across the surface under foot traffic until the gloss goes flat and the color starts to look tired. A harder wearing surface is the answer to that, and so is knowing which parts of the floor the grit ever reaches.

The line people actually walk

People cross a large floor on a surprisingly narrow route: door to reception, reception to the stairs, the same diagonal every time. That line shows before anything else does. It is measured at survey and built accordingly, so the floor ages evenly instead of developing a visible track.

Wheels leave their own marks

Chair castors, hand trucks and cleaning machines mark a floor differently from shoes: a fine cut rather than a dulling. Where a floor takes wheeled traffic all day, the top coat is specified for it, and the turning points that take the most punishment are identified rather than discovered.

The top coat is the part that wears

The color and the body of the floor sit underneath a clear wearing layer, and that layer is what daily use is actually consuming. Specifying it properly is what decides whether the floor still looks right in year five, and it is also what makes the floor renewable later without touching everything below it.

Built heavier where it needs to be

Different zones can carry a different build and still be one floor. There is no seam, no change of color and no visible boundary, just more material where the traffic concentrates. You are paying for the floor where the floor is being used.

    Because the traffic is not the same everywhere. A single average system either over-builds the quiet areas or under-builds the entrance, and the entrance is where the floor gets looked at. Zoning the build puts the material where the wear is. It is one continuous floor either way, with nothing visible to mark the change.
  • Will the different zones be visible?
    No. The zones differ in build and in the wearing layer, not in color or finish, and there is no joint between them. Unless you have the specification in front of you there is nothing to see.
  • Can you work while the building is occupied?
